How much it costs to build a house in Panama

Price ranges per square meter by finish level and location, what that figure includes and what it leaves out. Reference numbers to start the conversation with your builder.

Every project starts with the same question: what will the square meter cost me? The honest answer is a range, not a number — it depends on the finish level, where the lot is, and how complete a scope you ask the builder for.

These figures are reference values: use them to size the project and to spot proposals that are out of range, not to sign a contract. The real price comes from a detailed budget over a full set of drawings.

The three finish levels

In residential construction, cost moves mostly with finishes: the structure of a budget house and a premium one have far more in common than their bathrooms do.

  • Economy — around B/. 700–850 per m²: rendered block, locally made ceramic floors, basic carpentry, standard zinc or tile roofing.
  • Standard — around B/. 950–1,150 per m²: porcelain tile, fitted kitchen cabinets, better-gauge aluminum windows, gypsum ceilings.
  • Premium — from B/. 1,600 per m² upward: imported flooring and fixtures, European or double-glazed windows, home automation, custom carpentry.

Location moves the price

The same drawings don't cost the same everywhere. In Panamá Oeste labor tends to run somewhat cheaper than in the capital. The Pacific coast (Coronado, Gorgona, San Carlos) carries a premium from logistics and second-home demand. And in Bocas del Toro practically every material crosses by boat, which can add close to 20% to the total.

What that price includes

A typical turnkey per-m² price breaks down roughly like this: design and drawings (~6%), foundations (~13%), structure and masonry (~24%), electrical, plumbing and air conditioning (~16%), finishes (~35%) and a contingency (~6%). If a proposal carries no contingency, it doesn't mean there will be no surprises — it means you'll pay for them separately.

What stays out

Almost no per-m² price includes the land, legal and permit costs, utility hookups (water, power, internet), perimeter walls, a pool or landscaping. Always ask for the exact scope: two offers with the same number can be pricing two different houses.

How to use these figures

Use the range to set a realistic budget before falling for a design, then request at least three detailed quotes over the same set of drawings. The comparison is only fair if the scope is identical. In the directory you can see the price ranges each company declares before you ever make contact.
